Profile
Joseph Grignano is a Partner in the Real Estate Group, where he practises real estate law with a specialization in commercial leasing matters. He acts for several prominent owners, developers and tenants. Joseph has been recognized as a leading real estate and commercial leasing lawyer in the 2010 edition of The Best Lawyers in Canada.
Joseph has worked on transactions that have been nominated by the National Association of Office and Industrial Properties (NAIOP) as "lease deals of the year." He has also worked on transactions that have been reported as the largest commercial lease transactions in the city of Toronto for the year in which they were reported.
Joseph is a member of the board of editors for the Retail Law Strategist (an industry publication) and has authored and co-authored several articles that have appeared in other publications. He has also lectured at several real estate seminars, including the law conference of the International Council of Shopping Centres (ICSC) and the annual RealLeasing conference (both Toronto and Montréal). He is also an active member of the Planning Committee for Toronto's Next Generation, an association created by the ICSC to help nurture young real estate professionals.
Joseph is a graduate of Osgoode Hall Law School. While there, he was awarded the Jack Friedman, Q.C. Book Prize in Commercial Real Estate. He also completed undergraduate studies at York University and in each year he was named a Canada Scholar.
Representative Matters
The following recent representative matters highlight Joseph's experience in retail, office, industrial and specialty leasing:
- GWL/BCIMC - In connection with a long-term lease to PricewaterhouseCoopers for approximately 280,000 square feet of office space at 18 York Street, kicking off BCIMC’s new development in downtown Toronto
- Public Works and Government Services Canada - In the sale/leaseback of nine federal buildings across Canada in a transaction valued at over C$1.4-billion (likely the largest (by value) leaseback deal in Canadian history)
- Urbacon - In connection with its lease of a build-to-suit office building to house the new Canadian headquarters of BMW Canada
- Prologis - Currently acting for Prologis (the world's largest landlord of distribution facilities) in connection with the leasing of its Mississauga industrial park and other properties in Canada
- Athletes World - In connection with its recent Companies' Creditors Arrangement Act proceedings and related restructuring negotiations with its landlords
- Power Centre Ground Lease - Acted for the landlord in connection with its lease to Canadian Tire (Canadian Tire will anchor the landlord's power centre)
- Urban Retail - Acted for the landlord in connection with its leases to Shoppers Drug Mart for three separate urban retail locations in Toronto
- Chrysler Manufacturing Plant - Acted for the landlord in connection with its lease to a Chrylser company for the operation of a truck parts plant
- Utility Power Plant - Currently acting for the owner of a facility that is to be utilized by an energy service provider as a utility power plant
- GWL Realty Advisors - Currently assisting GWL in respect of its office/retail leasing portfolio in Canada
- Colliers International - Currently assisting Colliers in respect of its office/retail portfolio of managed properties
- Due Diligence - Conducted due diligence reviews for one of Canada's leading owners of community shopping centres
