Yannick is the head of the Montréal Commercial Real Estate group and specializes in local and cross-border real estate, banking and structured finance, infrastructure and project financing and asset-based financing.

In the area of real estate law, Yannick's expertise includes the financing, acquisitions and dispositions of property, the development and leasing and management of commercial property. Yannick advises developers, lenders and investors.

Yannick regularly advises proponents of infrastructure projects throughout Canada, including in the transportation, social infrastructure, alternative energy, power and health-care sectors. He represents a wide variety of financial institutions in the financing of infrastructure assets, including bond underwriters, institutional investors, and both Canadian and international banks.

With respect to financial services, Yannick acts for local, national and international banks, financial institutions, asset-based lenders and borrowers.

Yannick is involved in securitization programs of every significant asset class involving Quebec assets, including trade, credit card and other retail receivables, lease or instalment receivables, as well as commercial loans, and commercial and residential real estate loans.

Yannick also advises clients on issues relating to the exploration and the operation of energy related projects. He helps clients establish their program in Quebec, from assisting them in developing their process and template agreements to helping them obtain the various permits and licences required for their operation.


Yannick has worked on or is currently involved in the following matters:


  • Assisted Collectif Santé Montréal, S.E.C., the private partner for the new facility of the University of Montreal’s new hospital centre, in the transfer of the design and build obligations for the second phase of the project from the existing contractor, Santé Montreal Collectif CJV, S.E.C., a limited partnership of OHL Construction Canada Inc. and Laing O'Rourke Canada Ltd., to a new contractor, Pomerleau Inc., including in connection with the solicitation of the required Bondholders consent

  • Nouvelle Autoroute 30 - advising the finance parties in a cross-border bond issuance valued at approximately C$1.218-billion to refinance the project debt for the Autoroute 30 concession project. The bond issuance is considered the largest transportation P3 bond deal in Canadian history

  • Advised the purchaser of a highway project on the secondary market

  • Advised the lenders on the bank refinancing of a highway project

  • Advised selected consortiums in various projects such as the AMT Lachine Maintenance Centre Project (Quebec), the Hydro-Québec Data Centre Project, the Sorel detention facility (Quebec), the Hospital Centre of the University of Montréal (CHUM) in connection with aspects ranging from design, financing and construction to operation and maintenance

  • Advised one of the qualified bidders for the Champlain Bridge Replacement Project

  • Acted for a bidder for the Baie-Saint-Paul Hospital Project, the St-Justine Hospital in Montréal, Quebec and the Markham Stouffville Hospital in Markham, Ontario

Real Estate

  • Acting on various data centre projects on behalf of the developers, including on the procurement and construction of a C$1.2-billion next-generation research centre and data storage facility, consisting in four modules - two R&D labs and two server farms, the four-module complex will cover 430,000 square feet

  • Acting for the tenant in connection with the negotiation for the relocation of its Montreal headquarters in a new built-to-suit facility, the largest build-to-suit in the Montréal greater area for over 10 years

  • Acting for a qualified bidder in connection with the construction of the new headquarters of a federal crow agent and the real estate development of the lands adjacent to the existing headquarters

  • Acted for a Canadian pension fund in completing the acquisition of a 50 per cent interest in the ground lease and leasehold interest of a class AAA office tower in the Montréal downtown area; also acted on the acquisition and partnership documentation with the other 50 per cent co-owner and on the assumption of the outstanding loans made by a foreign-based lender

  • Acted for the lenders in the financing of the ground lease and leasehold interest of a class AAA office tower in Montreal downtown area

  • Acted on behalf of (i) the majority selling partner (a major foreign pension fund) and (ii) the minority purchaser (a major Canadian pension fund) in the sale of 2020 University Street, Montréal, Quebec

Structured Finance

  • Acting as counsel to national and international clients in connection with numerous sales of receivables, together with related documentation

Financial Services

  • Acting on a number of Canadian finance and equipment lessor companies in establishing their finance and lease programs
